Bifurcation of Rental Receipts for service tax purposes

    we are a company involved in facilitating Hostel services. Basically, we take buildings on rent and after furnishing it, we sub-let it. we are providing all amenities to our tenants by ourselves like house keeping, maintenance charges,electricity,mess, a/c & all. and we charge rent as a whole say 10000 from our tenants without any bifurcation of services provided. but we want to bifurcate the receipts in our accounts in such a way to minimize the service tax. As we were suggested, we want to show only 10% of the receipts as our service charge from the house owner (as we have service agent agreement with the house owner) and pay service tax on the same. please suggest the bifurcation of rent receipt to be shown in our books also.
