is gift deed is required mandatory registration

    dear sir,
    one person has gifted his 2/3 of his property to his son and daughter equally by notarized gift deed in 2002. Now, the same property is being sold in 2016 vide registered sale deed to third party. He along with son and daughter has jointly signed the sale deed in favor of purchaser of the property. can all the three family members claim exemption under section 54 by purchasing one flats each by father , son and his daughter. can unregistered gift deed can create any problem in taking exemption claim in section 54 to each family member separately for three residential property.
