Senior citizen - TDS on rentals

    I am retired Senior citizen. My only income is from the rent. My total taxable income doesn't come under taxable slab.
    To obtain the TDS not to recover from my tenant I need the following clarification:
    1. Do I have to obtain NIL recovery (Form 13) from income tax, or
    2. If I submit 15H to my tenant that is sufficient.
    Please suggest me.

    Applying form 13 is a time consuming process. Finally the Assessing Officer has to give the certificate. Chances are very low. Instead from 01.06.2016 on wards, as per the Budget 2016, 15H (since you are a senior citizen) can be issued against rent if your gross income is below the taxable limit.
