When selling before registry & after registry a flat how starting/buying year is considered

  1. Dear Sir ,
    When I am selling the flat ,
    1.the no of year is calculated from dt of registry or dt of possession or dt of booking
    2.If I am selling flat before registry then,then all the rules of stcg & ltcg apply considering dt of booking as starting dt. & is it considered transfer case
    3.If I am selling flat before possession then,then all the rules of stcg & ltcg apply considering dt of booking as starting dt. & is it considered transfer case.
    or
    4.What is difference between selling before possession while no of year less than 3 year and more than 3 year
    5.What is difference between selling before registry while no of year less than 3 year and more than 3 year
